Our aim at Tailor Made Inventories is to be flexible in our approach to the production of our documentation whilst continually maintaining the very highest standards of their preparation, precision and detail.
Our clients may have specific and individual needs. We provide a wide range of inventory and Tailor Made services to suit both individual and corporate requirements, among these services are:
Inventory Draw Up
We will inspect and prepare a concise inventory after visiting your property, accurately recording its condition and contents on our detailed inventories with integrated pictures. The inventory report will then be drawn up and submitted within 48 hours. A secure PDF copy is emailed as standard with up to 3 hard bound copies to follow if required. Our inventories contain full colour images , take a look at our Sample Inventory.
Check In Service
At the beginning of tenancy, we will collect keys and attend the property to meet the tenant/s or their representative. We will then thoroughly check and go through the inventory with them, noting any changes that may have occurred since the original inventory was prepared, or where we have prepared a fresh inventory will add any tenant comments noted at the appointment.
Utility readings are obtained, keys are noted before hand over , photgraphs are taken where necessary and the inventory is signed and initialed by all parties. Each party will then receive a copy of the inventory and Check in Summary.
Check Out Service & Report
Using the original signed and agreed inventory at the commencement of the tenancy, we will attend the property and thoroughly check its condition, accurately recording any changes, dilapidations and damage that may have occurred during the term of the tenancy, taking photgraphs were necessary.
Our findings are submitted on a comprehensive Check Out Report where it will indicate any changes, cleaning charges, maintenance issues, damage, fair wear and tear, and whether these issues are attributable to the tenant or landlord.
In some circumstances it may be necessary to use for check out an inventory prepared by another inventory company, we are happy to accomodate this.
Interim Inspection
We will attend a property at mid-term intervals to inspect its overall condition and give the agent/landlord a comprehensive insight and some peace of mind as to how the tenants are looking after their concern and whether it is being appropriately maintained, photographs may be taken where necessary.
An interim inspection document is completed covering cleanliness, maintenance issues which may need attention.
Inventory Updates
Following check out, we will draw up a new inventory with the information taken from the original report and details from the latest check out report, obtain new digital reference images and create a new clean copy inventory, this is free of charge if Tailor Made Inventories are booked to do the Check in.
Snagging New Build Service
We can provide a detailed and comprehensive snagging service on your new property.
We will carry out a thorough visual inspection of your new property before you take possession. This report, including photographs where appropriate, is then discussed and given to the builder or developer who will have the opportunity to rectify all faults and defects prior to our return within an agreed time frame (normally10 days later). At that point, we will check the work and changes that have been made, note what plans the developer has made for resolving any outstanding issues and submit the report to you before handover.
However, you may not have the luxury of this lead time and your deadline for taking possession is fast approaching, we can be flexible and adapt the process to suit your needs.
